ROBERTSDALE, Ala. – The Baldwin County housing market experienced an increase in the average sales price last month, while inventory decreased according to the October 2019 Housing Report. Baldwin REALTORS® Multiple Listing Service (MLS) reports 666 properties were sold in October 2019, which is an 8.6% increase from October 2018, when 613 properties were sold.

Total sales volume in October 2019 increased by 14.5% from the previous year totaling $205,489,070, compared to $179,484,470 in October 2018. The average sales price of residential properties in Baldwin County increased by 5.4% totaling $308,542, compared to $292,849 in October 2018. The total amount of residential active inventory in October 2019 was 3,052 properties, a decrease from 3,112 in 2018.

ROBERTSDALE, Ala. – For the third month in a row, the Baldwin County housing market experienced a decrease in days that active properties spent on the market, averaging 76 days last month according to the September 2019 Housing Report. Baldwin REALTORS® Multiple Listing Service (MLS) reports 666 properties were sold last month, which is a 5.9% increase from September 2018, when 629 properties were sold.

Total sales volume in September 2019 increased by 7.7% from the previous year totaling $210,796,273, compared to $195,748,475 in September 2018. The average sales price of residential properties in Baldwin County increased by 1.7% totaling $316,510, compared to $311,205 in September 2018. The total amount of residential active inventory in September 2019 was 3,147 properties, an increase from 3,104 in 2018.

August 2019 Market Report

ROBERTSDALE, Ala. – When a ‘for sale’ sign goes up in Baldwin County, you can bet it won’t stay on the market long, according to the August 2019 Housing Report. Baldwin REALTORS® Multiple Listing Service (MLS) reports 750 properties were sold last month, which is consistent from August 2018, when 756 properties were sold. Additionally, property listings were moving quickly, spending about 15% fewer days on the market in August 2019, an average of 78 days last month compared to 92 days in August 2018.

Total sales volume from August 2019 also remained consistent from the previous year totaling $226,568,923, compared to $226,950,746 in August 2018. The average sales price of residential properties in Baldwin County increased slightly totaling $302,191, compared to $300,199 in 2018. The total amount of residential active inventory in August 2019 was 3,148 properties, an increase from 2018.

July 2019 Market Report

ROBERTSDALE, Ala. – An increase in home sales and the average sales price, along with homes staying on the market for less time are the themes of the Baldwin County housing market’s summer. Baldwin REALTORS® Multiple Listing Service (MLS) reports the total amount of residential active inventory in July 2019 was 3,132 properties.

A total of 725 properties were sold last month, which is nearly identical to July 2018 (727). Additionally, properties were on the market for approximately the same amount of time last month, 87 days, compared to 89 days in July 2018.

July’s total sales volume increased 8.5% in 2019, totaling $220,192,212, compared to $202,977,271 in July 2018. The average sales prices of residential properties in Baldwin County increased 8.5% totaling $302,877, compared to $279,968 in 2018.

ROBERTSDALE, Ala. – Although the total number of properties sold in June dipped, Baldwin County’s market doesn’t show signs of slowing down. Baldwin REALTORS® Multiple Listing Service (MLS) reports the total amount of residential active inventory in June 2019 was 3,142 properties.

 

A total of 726 properties were sold last month, which is a decrease of about 8% from June 2018 (793). Additionally, properties were on the market for approximately the same amount of time last month, 81 days, compared to 82 days in June 2018.

 

June’s total sales volume increased 2.4% in 2019, totaling $237,674,949, compared to $232,095,540 in June 2018. The average sales price of residential properties in Baldwin County increased 11.8% totaling $327,375, compared to $292,680 in 2018.

May 2019 Market Report - Baldwin County’s median home price reached a new high in May

ROBERTSDALE, Ala. – Baldwin County’s median home price reached a new high in May 2019 compared to last year, while active listings stayed on the market for less time year-over-year. As peak season continues, properties are expected to remain on the market for even shorter periods of time. Baldwin Realtors’ Multiple Listing Service (MLS) reports the total amount of residential active inventory in May 2019 was 3,206 properties.

 

A total of 785 properties were sold last month, which is an increase of 6% from May 2018 (741). Additionally, properties were on the market for approximately 76 days last month compared to 88 days in May 2018, selling almost 14% faster year-over-year.

 

May’s total sales volume increased 15.8% this year, totaling $243,834,526, compared to $210,551,609 in May 2018. The average sales prices of residential properties in Baldwin County increased 9.3% to $310,617  from 2018. The average sales price was $284,145, in 2018.

Demand is up by 2% and the average sales price of residential properties in Baldwin County is up 4.2 % from April 2018. In April 2018, the average sales price was $281,369, and in 2019, it was $293,186. Take a look at North Baldwin, sales prices rose by 21% over last year.
